We carefully review and edit each photo taken of your property. Detailed descriptions are created to guide prospects through the property. In our industry, we syndicate the advertisement to the top 10-15 housing websites by posting it on our website.
Your property will appear on Google’s first page under every available link if you search for rentals in your area. In order to ensure maximum online exposure for you, we have even created a virtual tour.
Process for presenting properties
All prospective tenants are met by a designated showing person at your property. Any individual wishing to gain access to the property will never be given the lockbox code. There will always be a showing person present. By answering questions on the spot, monitoring the property for anything that might need to be addressed, and receiving feedback from prospective tenants in real time, the showing person adds a great deal to the property presentation process.
A property inspection is required before an application is submitted by a prospective tenant. Our application process begins after the showings begin, as applications begin to flood in.
Process for screening candidates that has been tried and true
As part of our application process, we check your credit score, income, run a background check, verify your income, as well as your landlord’s information. We move on to our Pet Screening Application once the tenants have passed these screening criteria. In order to get you the best and most qualified tenant that will hopefully be long-term, we make sure we verify all of the information on the tenant applications.
Process for developing a lease and orienting tenants
Tenants are guided through our Lease Agreement and the tenant’s expectations and responsibilities are outlined. Tenants are given a copy of the rules and regulations of the HOA, if applicable.
Electronic signatures and saving of documents are both standard practices at our company. The move-in fees are also collected during this process to ensure that the tenants’ ledgers are zero and they are ready to move in.
Moving in is a meticulous process
We will perform a baseline move-in video before the scheduled move-in date. You can see every detail of your property before those tenants move in with this highly detailed video. By doing so, we will be able to dispose of your security deposit at the time of move-out. The ability to distinguish between normal wear and tear, tenant-caused damage, and pre-existing damage. In addition, we may cross-reference this with the tenant’s original condition sheet.
